What is Fractional Ownership?

Frequently Asked Questions

Although the concept of Fractional Ownership has been around for a while, many people are still unsure as to what exactly it entails. Here are some common questions that we get asked:

  1. What exactly is Fractional Ownership?
  2. Fractional Ownership is similar to syndicated purchase except that it provides all the other purchases within the syndicate. Consumers purchase shares in a leisure property at a fraction of the cost of purchasing an entire property. Included in the purchase is a maintenance service so that your investment is hassle-free. Fractional ownership is often referred to as fractionals.

  3. Why are Fractional Ownership packages offered by Colliers more attractive than other Fractional Ownership packages on the market?
  4. The answer is simple - and relates to the financial aspect. All Colliers Fractional Ownership packages are financed, giving you the opportunity to be able to manage your cash-flow by paying monthly installments as opposed to large cash amounts. Banks do not offer finance for Fractionals, and the alternative competitive Fractional Ownership opportunities on the market require these large cash payments.

  5. What are the benefits to owning Fractionals?
  6. The primary benefit is that your investment purchased is at a fraction of the cost of a leisure property yet still giving you adequate time to spend on holiday. Therefore, you only pay for what you need and not paying for all the months that you will not be at your holiday home. You can enjoy a hassle-free, lock-up and go holiday experience which is well maintained and made ready for your stay. As a shareholder in the company that owns your unit, you are entitled to your say on the management of the unit.

  7. How does Fractional Ownership differ to Timeshare?
  8. In the case of timeshare, you own "the time" only and have no share in the running of your unit whatsoever. With Fractional Ownership, you have a "bricks and mortar" investment and as such are a part owner of the unit, therefore entitling you to contribute to the management of your unit as a shareholder of the company that owns the property.

  9. Who manages the Fractionals?
  10. A management team within Colliers International will be responsible for the maintenance and management of the property development. This team will be responsible for all related functions including the rotational process of week allocations as well as the exchanging / renting thereof.

  11. Can you exchange or rent out your weeks?
  12. Yes, but this must be worked through the management team to see if other shareholders are willing to swap. In terms of renting the management team will be able to facilitate in this regard.
